Work in context

Azat Mard clothing displayed inside Bloomingdale's Glendale

Bloomingdale's x Azat Mard

While working as a personal stylist at Bloomingdale's Glendale, I introduced Azat Mard to the store and helped connect both sides. The brand established its first US store presence and sold out within six weeks. My role was the introduction and relationship-building, not ownership of the brand.

Canterbury property, Culver City

When an out-of-state seller was carrying two mortgages on a property that had sat on the market, I evaluated its existing financing and acquired it subject to the existing mortgage at 2.875% with $55,000 down. The structure addressed a problem that a conventional listing had not solved. See the full story and property photos on the homepage.

Approach

Underwriting comes before the decision

Architectural plans and measuring tools on a deal analysis desk

Across real estate and business acquisitions, I look at existing obligations, recurring costs, cash flow, downside risk, and the work needed to operate after closing. A promising story is a starting point, not a substitute for clear assumptions.

Education and community

I host a weekly call for Pace Morby's Subto and Gator communities focused on underwriting real estate and lending deals. I also coach students in Rob Abasolo's Creative Camp on sourcing and underwriting real estate.
