01 / Sales and customer relationships
Listen before making the introduction
As a personal stylist at Bloomingdale's Glendale, I learned to pay attention to what customers actually wanted. I saw that Azat Mard, a major Armenian clothing brand, had a community following but no US store presence. I introduced the brand to the store and vouched for both sides. It became the first Armenian fashion brand carried by the department store and sold out within six weeks. That experience taught me to look for a real gap, then build enough trust to bring people together.
02 / Community events and entrepreneurship
Make the moving parts work together
I co-founded Own Your Opportunity, known as OYO Entertainment. We hosted major Hmong community events and I managed artists. Producing events taught me to coordinate people, make decisions when plans change, and deliver on what I promised.
03 / Real estate investment and underwriting
Examine the whole structure
In real estate, I learned to look beyond a purchase price. Existing debt, interest rate, monthly obligations, equity, cash flow, duration, balloon risk, and exit all matter. Underwriting gives me a way to test assumptions before deciding whether a structure works.
04 / Business ownership and operations
Do the work after the decision
I own and operate My Pool Dudes, a pool service business in Brazoria County, Texas. Managing customers, technicians, pricing, billing, and routes keeps me close to the actual work. Ownership has made me more attentive to whether an idea can hold up in day-to-day operations.
05 / Current professional focus
Keep learning, keep applying
Today I work across real estate deal structuring, business acquisitions and operations, private capital and partnerships, and sales and business systems. On the education side, I host a weekly call for Pace Morby's Subto and Gator communities focused on underwriting real estate and lending deals. I also serve as a coach for Rob Abasolo's Creative Camp, where I train students on sourcing and underwriting real estate.
